SEALCOATING

Sealcoating asphalt ensures that it has a much longer life than that of unsealed pavement. Even on weaker (older or less thick) pavement, sealcoating will preserve it and reduce the oxidizing effects of water, sun, salts, and petroleum leaks from vehicles. Our high-quality coating preserves the pavement surface, allowing the asphalt and aggregate layers to remain protected and moist for flexibility and durability.  Regular sealcoating with a quality coal tar emulsion sealant helps avoid expensive asphalt replacement. Generally, sealcoat should be initially applied approximately one year from when asphalt is installed and should be sealed every 24-48 months after that.

The photo below shows the dramatic difference between asphalt that has been aged and oxidized by the elements (lighter surface) and freshly sealed asphalt (darker).  During cleaning, we picked up a significant bit of aggregate that had worn loose from the asphalt binder.  With a freshly applied coat of sealer, this parking lot not only looks better, but it will last much longer, saving the property owner many times the cost of the maintenance we performed.  Incidentally, the asphalt parking lot pictured here is more than 40 years old.
